After executing the Agreement for Sale, payment demands will be raised as milestones are completed, and monthly progress updates will be shared.

Instalments can be paid via RTGS, NEFT, cheque, or DD. They can be construction-linked or time-bound, as detailed in the cost sheet and Agreement for Sale.

Additional charges include clubhouse membership, BESCOM & BWSSB charges, infrastructure charges, sinking/corpus fund, advance maintenance charges, and any other charges as per prevailing guidelines during the registration of the sale deed. These charges are mentioned in the cost sheet.

Cancellation charges will apply as per RERA norms and agreement terms & conditions. Any balance will be refunded.

The Agreement for Sale.

Registration of the Sale Deed will occur upon project completion and after the full payment of the sale consideration, as well as additional charges after obtaining OC/RO. Our CRM and liaison team will assist you during the registration process.

Assignment can be done after the lock-in period and clearing dues by paying the assignment fee defined in the Agreement of Sale.

Yes, premium banks like SBI, HDFC, AXIS, ICICI, BOB etc. approve the projects.

Upon receiving a demand letter from Adarsh, the purchaser should raise a disbursement request to their respective banker to ensure timely payment.

Adarsh will maintain the property for the first twelve months after the handover. Subsequently, maintenance can be carried out by Adarsh or another facility management service (FMS) chosen by the owner's association.

Minor modifications, excluding structural changes, are allowed and vary by project.

Villa - Specific FAQ’s

All utilities will be completed and activated at the project's handover. The FMS team will maintain these services, and bills should be paid to the respective authorities like BESCOM, BWSSB, and GAIL.

Adarsh will maintain the community for the first twelve months after the handover. Subsequently, maintenance can be managed by Adarsh or another FMS chosen by the owner's association.

Yes, an owner's association will be formed upon project completion and will handle maintenance and other community requirements.

The community provides 24x7 security along with the use of apps like NoBroker and MyGate.

Modifications are allowed as long as they comply with the norms and maintain the uniformity of the elevation.
